Del Amo Fashion Center Redevelopment
Project Scope
TAIT’s comprehensive scope of work for the Mills Corporation project included conducting peer review of other engineering construction documents and the preparation of site improvement plans, utility investigations, site engineering, survey mapping and construction engineering support on Phase I redevelopment of the existing regional mall. Also included were technical support efforts and preliminary engineering design for a potential Phase 2 expansion of the Del Amo Fashion Center. The services provided took place between 2005 and 2007.
Project Challenges
During construction, the client’s two general contractors determined the original design plans prepared were not sufficient for construction purposes. The client asked TAIT to conduct a peer review of the improvement plans with the project midstream. The client then determined TAIT should take over the redesign efforts on the on-site grading plans and the off-site street and storm drain improvement plans to support the ongoing construction efforts and assume the role as the project’s civil engineer of record.

TAIT worked with the team to allow redevelopment of the center to continue on schedule, keeping the ball rolling while plans were being corrected or replaced with new designs. TAIT utilized an extensive communication effort to keep all parties informed of design revisions or changes to approved plans. As a result of TAIT’s diligence, the Phase I redevelopment of the existing regional mall was completed on schedule.
